Another apartment at Subang Olive with a unique setup

came across an agent who got this house as Subang Ollives with a unique setup.

Its a combination of a a Studio and 2 Bedroom apartment, They have spearate entrance but they still are linked with a common door.
Perfect if you got friends or family visiting , you just reside them in the studio .,,

even when you invit guests over , you can have proper segregation.

its a 1500sf and asking 3300RM.

Unfurnished landed house

SubhanAllah spoke to few people here and I feel that it is better to rent a place unfurnished.

Furnished apartment has its benefits but also hassles, such as end of lease term the owner might make a fuss about the furniture and eat some of you deposit so you need to be careful about these things.

Getting a unfurnished house will cost you a little more at the beginning but the investment is not much.

you can easily furnish your 3-4 bedrooms with 3000-4000RM  with the same cheap quality furniture most of these apartments are already with.
They all have the same kind of furniture ( i think they are buying from the same place) with the exception of few which are nicely furnished but then the price is a little bit high.
stove you can get it for around 350 RM
a medium fridge is around 1500 RM
etc..
an unfurnished apartment might be 500-700RM more cheaper per month so you can make your money back soon.
But it is not easy to find unfurnished apartments but very easy to find landed houses which is unfurnished,
and landed houses are more cheaper for the size you get.

I had a appointment with someone yesterday to see a landed house 2 level, 4 bedroom , unfurnished with some stuff such as fridge for only 2200RM in Shah Alam. But the agent called and cancelled as the owner decided to not rent anymore.

She had another place but the owner for that house was on vacation out of town.

QadaruAllah

So we a thinking why not just get a house which will be cheaper , though most of them are unfurnished they can easily be furnished.

Let us see....

Masjid Kota Damasara

Allhamdulliah finally was able to attend Jammah as I got a car.

I went for Isha but missed it as I got lost...
the Masjid parking lot was all full (they have a large parking lot) and the masjid was mashAllah busy.

Went again for Fajr again .. got the last rakah.. It seem they pray 15 min after the Fajr time comes so next time I will have to wake up before the Adan. It just take too much time to leave the building ,  from the elevator to the parking lot to driving to the groud floor. but from the building to the masjif i think was less than 5 mins.

the parking lot was again full, I had to park somewhere on the side.
The imam was at the end of Surah Sajdah, and after the ruku he did a qanoot.

After the Salah they did some basic Dua and dikhr on the load speaker then after 5 min they started a lecture in malay so 70% of the jammah stayed behind to listen. Not sure they have lecture everyday or maybe its friday today..
the lecture was almost 15-20min long, after that most people left and only few stayed behind for sharooq. Maybe 4-5 people.
Met one Syrian brother also who was sitting for sharooq.

Ok condition. 

the engine makes a little noise

no power steering so gotta use those muscles 

need to give a  bit time to get used to the right hand side driving. though in 1 day I am getting a hang of it. 

inshaAllah in 2 days  it will get better.

one issue whenever i try to use the indigator, I  switch on the wipers and visa versa :)

Rented for 1100RM/month.

Driving is crazy here but you can get used to it. 

at fajr it seem people dont care about those useless red light which are on for no reason. in Canada you are itching to break them, but here I was the only one standing and everyone seem to be passing by. That is just one experience.. let us see..

Tagging along

Saw this on the highway yesterday...

A biker holding another biker by the leg and tagging along. this is seen all the time. most probably the second guy is out of gas....

.....and this was  being done on the highway and they were driving fairly fast \.

almost a townhouse 

it is the same Subang area but a bit further from the masjid.. i will need a car..

they are asking 3300RM for it and its a fairly new apartments.

Still in the process of finding a place ..

Here is one place we saw in the weekend. its nice and clean  but a bit small..i mean if someone comes to visit us we will need to squeeze a bit.. other than that.. the place is close to a Masjid (5-10min walking ) and 10 min away (walking) from the mall and grocery store. .. but  I think you will still need a car here.

its a newer building and it in the Perdanas area an High-end area and It is close to where we are living now.

They were asking 3300RM but gone down to 3000RM.
It is a 3 BR ( with only two bed set, one room is a study room)

overall a nice apartment in a very nice and clean building complex and  worth considering.

they have more stuff , such as large pool , squash court , gym etc....

We saw another apartment in this complex , much bigger and they were asking 3500RM. we would have considered it but it just not well maintained..

the wood floors in the  BRs was all scratched  up.

the paint was bad and cracking .. and the owner is not willing to clean it up .. it  is " as is" for 3500RM.

the rooms are big but all the bedroom furniture in fixed in the ground and cannot me moved!

but the living room is very nice and the kitchen is hugh with stove , microwave and a oven also.

it also has a small maids room behind the kitchen with a small washroom..

This is an amazing application .. if you don't have a car yet and want to go around without going through the hassle, this app is for you..

Steps:
-Simply log in and turn on your GPS on your phone,

-Enter your To location (where you want to go)
-Have a note there for the driver eg: I will be waiting near this shop
-add a Tip before hand if you want to make it enticing at peak hours or for short didstances.
-Set your time .. I just book it 5-10min before I want to leave
-press Book
-The app will start looking for close by Drivers, it actually send notifications to them on their device simply an app on their phones.
-once a Driver accepts the offer you will be notified with the name and number of the driver
-just call him and confirm , it is a good practice.. or he might just call you to just check where you are..

The way MyTeksi is making money is , they get commission from the Drivers for every ride , from 50cent to 1 RM. The Drivers simply topup their account with whatever amount and MyTeksi simple credits their account.

Simple but powerful....

Duplex apartment in Perdana Emeralds

This is a Hugh apartment , its two floor apartment, 4 BR very spacious but very basic furniture..
its partially furnished actually.

Compare to other apartments :

TV (who cares)
Washing machine (very essential)
for the price they are asking the Kitchen only got a stove , shelves and a fridge.
4 bedroom but only three of them have bedroom set.
1 Bedroom and washroom  is on the ground floor.
3 BR.in the top floor
3 Full Washroom (2 in the top floor and one in the ground)

Asking 3500 RM as is but if you want to add few more things to the apartment such as TV and Washer then 3800 RM , but they could be pushed to 3500 RM.
